The Lake Cowichan Market
The Lake Cowichan real estate market is more diverse than one might think. Showcasing luxury waterfront homes alongside new construction townhomes and duplexes, this area has seen (and will likely continue to see in the future) some significant development.
In and around the town center are the most established neighbourhoods of Lake Cowichan. Close to shopping and other amenities, these are primarily older single-family homes for sale with a lot of character. While these properties can be on the smaller side, they appeal to both year-round residents and summer vacationers because of their excellent location.
As an alternative, many of the newer properties for sale (with, of course, the exception of tear-downs) are found branching out west, on either side of the lake. More modern in design, these homes are desirable because they are new construction and because of the amenities offered: scenic views, good-sized lots, and an outdoor lifestyle. Lake Cowichan also attracts investors seeking potential in a growing community.

The center of Lake Cowichan winds down from Cowichan Lake Road towards (across the bridge) South Shore Road. This is the largest commercial area of the town, which is also mixed with some residential properties.
Lake Cowichan is primarily local businesses (with a few large chains) and community facilities. This includes the post office, a medical clinic and pharmacy, the town office, a grocery store, a public library, a big box hardware store, a community centre, a seniors centre, and more. As well, beyond the necessities, the town center is also where residents and visitors can enjoy a coffee or something from the bakery, grab essentials for camping or outdoor recreation, or have dinner with the whole family at one of the many restaurants.
Beyond this area, Lake Cowichan is also home to the Laketown Ranch Music & Recreation Park, which hosts live music and the annual Country Music Festival. Other amenities include the Cowichan Lake Marina, the Cowichan Lake Recreation Centre and Centennial Hall, the Kaatza Station Museum, and the newly-built Lake Cowichan Elementary School.

While outdoor activities such as hiking and swimming are common, Lake Cowichan's unique position on the riverfront also makes tubing a popular pastime (particularly for summer visitors). Additionally, there are many opportunities for camping at nearby Gordon Bay Provincial Park and beyond.
Within the community itself, there are a number of things to do. While waterfront homes are in demand, Lake Cowichan has public boat launches as well as boat rental services. The Cowichan Lake Marina is a staple of the community, but non-motorized watercrafts (paddle boats, kayaks) are popular alternatives and can be launched from various sites across the town. Neighbourhoods (particularly the new construction areas in the north and west end) in Lake Cowichan have their own parks/playgrounds for the kids.
