Qualicum Real Estate
Qualicum is an area within the northern portion of Central Vancouver Island, positioned with the coast on one edge of the community and Mount Arrowsmith on the adjacent side. "Qualicum" generally refers to the town of Qualicum Beach, but the area comprises several communities of varying sizes, including Qualicum North and Qualicum Bay. It is perhaps most well-known as a more rural alternative to the city of Parksville, which is located directly southeast. Because of its scenic views, beautiful cottages, and more laid-back atmosphere, Qualicum is a top choice for retirees and summer vacationers. The Qualicum Market
Although a town by official designation, Qualicum and Qualicum Beach has a diverse real estate market. From single-family homes that back onto Eaglecrest Golf Club, to luxury properties in private neighbourhoods (and everything in-between), there are homes for sale that appeal to a range of buyers.
In regards to demographics, Qualicum residents tend to be older and properties on the market reflect that. Single-family homes and cottages are the most prevalent type, but Qualicum is also known for its 55+ condos. There are a number of retirement complexes as well as active adult condos, with Qualicum Place being one of the most popular options.
Qualicum is also known for its golf homes and waterfront homes, with several neighbourhoods offering views of the ocean (and even beachfront locations). As a result, homes on the market are typically higher than other communities because of the desirable locations.
Qualicum Lifestyle
Combining a tight-knit community with a tranquil atmosphere, the Qualicum lifestyle is a sought-after one for those wishing to get away from the hustle and bustle of the city. Of course, with Parksville right next door, residents are just a short drive away from even more options for shopping, dining, and entertainment.
The downtown part of Qualicum (in Qualicum Beach) is south of the railroad tracks. This small, walkable area showcases local businesses and services, from the necessities (grocery stores, pharmacies, clinics) to certain indulgences (local pubs and restaurants). Qualicum Beach has a library, and seniors' centre, a civic centre, a post office, and a Farmer's Market.
The old train station is now a museum and landmark of the community. Other highlights include the Ravensong Aquatic Centre, three golf courses (Qualicum Beach Memorial Golf Course, Eaglecrest Golf Club, Pheasant Glen Golf Resort), and Qualicum Beach Airport.
Top Qualicum Highlights & Amenities
There is much to love for those who enjoy the great outdoors in the Qualicum/Qualicum Beach area. The beach itself, of course, is a major highlight, with about nineteen kilometers of shoreline to explore. There are a few opportunities for parking along the waterfront, but most of the public access is on foot (or via the two bus routes that go down the highway). Qualicum Beach has a waterfront trail on the East Beach. Also by the water is the Milner Gardens & Woodland, a botanical garden that is part of Vancouver Island University.
One of the biggest draws of the Qualicum area is how many parks and trails (as well as protected/undeveloped land) there is. In Qualicum proper, there are numerous community parks, the largest of which is Heritage Forest. Trails are found in and around the area in abundance, while some of the most highly-regarded parks in the vicinity are as follows:
- Little Qualicum Falls Provincial Park / Little Qualicum Falls Campground
- Spider Lake Provincial Park
- Horne Lake Regional Park
- Qualicum First Nation Campground

There are a number of places to swim, including the beach in Qualicum Beach, but also in the large lakes, such as Horne Lake, Cameron Lake, and Spider Lake.
